Welcome to Manaja. By downloading, installing, or using the Manaja mobile application ("App"), you agree to be bound by these Terms and Conditions ("Terms"). If you do not agree to these Terms, please do not use the App.

Manaja is a rental property management platform operated by Manaja ("we", "us", "our"). The App is available on Android and iOS devices.

Manaja provides a platform that enables:

• Property owners and managers to manage rental properties, units, tenancies, rent collection, maintenance requests, announcements, and financial records.
• Tenants to view tenancy details, pay rent, submit maintenance requests, receive announcements, and communicate with property owners or managers.

Manaja is a management tool and does not act as a landlord, tenant, property manager, financial institution, or payment processor.

To use the App, you must create an account and provide accurate, current, and complete information. You are responsible for:

• Maintaining the confidentiality of your login credentials.
• All activities that occur under your account.
• Notifying us immediately of any unauthorized use of your account.

You must be at least 18 years old to create an account and use the App.

Landlords and Property Managers are responsible for ensuring that property listings, tenancy terms, rent amounts, and announcements are accurate and comply with applicable local laws and regulations. You agree not to use the App to engage in discriminatory, fraudulent, or unlawful rental practices.

Tenants are responsible for fulfilling their obligations under their lease agreements. The App facilitates communication and record-keeping but does not replace or modify any legal agreements between landlords and tenants.

Manaja may facilitate rent payment tracking and reminders. Any financial transactions initiated through the App are between the landlord and tenant. Manaja is not a party to any rental agreement or financial transaction and bears no liability for payment disputes, failed transactions, or incorrect payment amounts.

The App, including its design, code, features, graphics, and content, is the property of Manaja and is protected by copyright, trademark, and other intellectual property laws. You may not:

• Copy, modify, distribute, or create derivative works of the App.
• Reverse engineer, decompile, or attempt to extract the source code.
• Use our trademarks, logos, or branding without written permission.

You retain ownership of content you upload to the App (property images, documents, messages, etc.). By uploading content, you grant Manaja a non-exclusive, worldwide license to store, display, and transmit that content solely for the purpose of providing the Service to you and other authorized users of your organization.

You are solely responsible for the content you upload and must ensure it does not violate any laws or third-party rights.

You agree not to:

• Use the App for any unlawful purpose or in violation of any applicable laws.
• Upload false, misleading, or fraudulent information.
• Harass, threaten, or abuse other users.
• Attempt to gain unauthorized access to other users' accounts or data.
• Interfere with or disrupt the App's infrastructure or security.
• Use automated systems (bots, scrapers) to access the App.

Certain features of the App may require a paid subscription. Subscription fees, billing cycles, and renewal terms will be clearly presented before purchase. Subscriptions are managed through the Google Play Store or Apple App Store, and their respective refund policies apply.

To the maximum extent permitted by law, Manaja shall not be liable for:

• Any indirect, incidental, special, consequential, or punitive damages.
• Loss of data, revenue, or profits arising from your use of the App.
• Disputes between landlords and tenants.
• Actions or omissions of third-party service providers.
• Service interruptions or downtime.

The App is provided "as is" and "as available" without warranties of any kind, express or implied.

We may suspend or terminate your access to the App at any time if you violate these Terms or engage in conduct that we determine to be harmful to other users or the App. You may delete your account at any time through the App's settings.

Upon termination, your right to use the App ceases immediately. We may retain certain data as required by law or for legitimate business purposes.

The App uses the following third-party services, each with their own terms:

• Google Play Services
• Firebase (Cloud Messaging, Analytics)

We may update these Terms from time to time. When we make changes, we will update the effective date at the top of this page and may notify you through the App. Your continued use of the App after changes are posted constitutes your acceptance of the revised Terms.

These Terms shall be governed by and construed in accordance with the laws of the jurisdiction in which Manaja operates, without regard to conflict of law principles.
